- Rosewood Shaviyani
- Removed from the ranking this cycle. We could not re-verify the project against any Rosewood primary source, the brand's own newsroom and property pages name Ranfaru as its Maldives debut and list no Shaviyani property; the villa count and spa details in circulation trace only to third-party aggregators. Returns if and when Rosewood confirms it.
- Nammos Nedafushi
- The May 2026 trade-press pipeline survey tracks Nammos Resort Maldives at 2028 or later, with no firm date, which puts it at or beyond the edge of our window. Re-evaluating if the date firms up earlier.
- Don Maaga Maldives (Six & Six)
- Named by the operator as its second Maldives property and listed at late 2026 in the May 2026 trade-press pipeline survey, but no villa count, transit routing or rate positioning has surfaced from primary sources. On watch, we won't rank a property we can't describe.
- Nobu Maldives (Munyafushi, Laamu)
- Surfaced this cycle with primary confirmation: Nobu Hospitality's own site details its first Maldives property, 26 beach and 30 overwater villas plus ten Nobu Island Estate Residences, each on its own private island, and a Nobu restaurant on its own islet, with Sarat International as partner. No opening date is announced yet. We hold it off the ranking until Nobu states one; on current sourcing it is the strongest candidate to enter next cycle.
- One&Only Reethi Rah 2nd island
- Rumoured expansion; no break-ground date and no MOT registry entry as of mid-2026. Excluded until confirmed.
- Banyan Tree Maldives 2nd property
- Appears on third-party watch lists, but Banyan Group's January 2026 expansion announcement names no new Maldives property, and its recent Maldives activity is renovation of Vabbinfaru itself. No confirmed second project.
- Pendry Maldives
- Appears in some third-party pipeline lists; Pendry's own future-openings roster does not include the Maldives as of mid-2026.
- The Standard, Huruvalhi (2nd phase)
- The first Standard property is a rebrand, not a new-build; there is no confirmed second-phase or separate new-build project.
